Soundwater Properties is a boutique real estate operator focused on the acquisition, development, and operation of retail shopping centers throughout the East Coast of the United States. Soundwater was founded in 2021 by two seasoned real estate professionals with 30 years of combined experience at institutional real estate companies, including two public REITs, a non-traded REIT and a multi-national alternative investment management firm.
The company’s principals have long-standing relationships with retail tenants, leasing brokerage firms and investment sales teams throughout the United States, providing the firm with first-hand knowledge of the current retail landscape, access to deal flow and the ability to underwrite and understand markets at a granular level. The firm was formed with the goal of implementing an institutional approach combined with an entrepreneurial mindset to the day-to-day ownership and operation of retail assets to extract value from under-managed shopping centers and create long-term value for investors.
Soundwater’s current portfolio consists of nine assets totaling more than 1 million square feet with a market value of approximately $250M. Soundwater is currently seeking acquisition opportunities across the retail, with a focus on core-plus grocery anchored properties along the East Coast as well as value-add retail investments. Chad Bernstein
co-founder and principal
Prior to Soundwater, Chad was a Senior Vice President at Urban Edge Properties (NYSE: UE). At UE, he completed close to $1B in financings across all types of retail real estate. His responsibilities included asset management of UE’s 15 million square foot portfolio comprised of retail, industrial and self-storage assets. He previously worked on all facets of the portfolio at Equity One, Inc. until its merger with Regency Centers. He began his career at a national law firm in New York City. Mr. Bernstein graduated from Cornell University with a Bachelor of Arts and has a J.D. from Washington University in St. Louis.
Michael Moran
co-founder and principal
During his career, Michael has been involved with more than $1 billion in retail and mixed-use real estate acquisitions. Prior to Soundwater, he was a Principal at Ares Management, where he was responsible for all retail acquisitions and asset management. Previously, he worked at Black Creek Group and Equity One, Inc. executing on all aspects of retail acquisitions throughout the U.S., as well as the disposition of non-core assets. Before that, he served as an Associate at WestRidge Realty Advisors. Mr. Moran is a Chartered Financial Analyst (CFA) and earned his Bachelor of Arts in Finance from Stonehill College.
